Full Text of the Intro Letter

Dear Elkridge Homeowners:

Your Board of Directors has chosen to have Nicklin Property Management & Investments Inc manage your Association as of December 1, 2008. We would like to take this opportunity to welcome you and provide you with all the contact information that you will need to effect a smooth transition.

Your Community Manager will be Beverly Eickmeyer. She is available by email at beickmeyer@nicklinpm.com, or you may call her directly at 851-7660 ext 205. You may also contact her assistant Nicky Powell at ext 228 or email npowell@nicklinpm.com

All accounting questions are available by contacting Donna Hettrick at 851-7660 ext 227 or you may email Donna at dhettrick@nicklinpm.com. To set up automatic payments from your bank account, you must complete the attached form. If you are currently set up, you MUST still complete a new form with Nicklin Property Management and attach a voided check.

DO NOT USE YOUR CURRENT COUPONS. Please send payments for December 2008 to Nicklin Property Management at the address above. Make checks payable to Elkridge Homeowners Association. In the event that you have already sent your payment or have paid in advance please give us 30 days to transfer the funds from one account to the other. There is no reason to be concerned about your payment. We will be communicating with the previous management company and will affect the transfer of funds so your balance remains accurate.

Within the next few weeks we will be sending out updated statements in order to verify your current account balance. Please make sure to verify all the information including contact information and mailing address. All assessment payments are due the first of each month with late fees being assessed according to your association's delinquency policy. NO CASH IS ACCEPTED. Remember that your responsibility in paying the assessments is not dependent on whether you receive a statement (coupon) or not. The Association depends on your prompt payment to ensure the financial health of the organization.

A resident information form has been enclosed with this letter and will allow us to bring the association's records current. Whether you are an owner occupying or renting your property, please complete the form and return it as soon as possible. It is imperative that we have an accurate list of residents and contact information for tenants for the property. In emergency situations we need to know who to contact.
