Board Positions

Annual elections for the board of directors for the home owner's association are coming up early next year.  In the past 2 elections, the board has had to appoint people to the board because not enough people ran for the available positions.  This time there will be 3 positions for 2 year terms.  At least 1 of the existing board members occupying these positions will not be running for re-election to the board.  If you are unhappy about the state of the community or are just interested in making it better, complete the nomination form when it is mailed out.  Email the existing board at BoD@elkridgehoa.com if you have any questions about what being on the board involves.

ATTENTION: Meteorite lovers and shooting star wishers of Elk Ridge!

 
Tonight (Friday, Aug. 11) is the first of three nights during whcih the Perseid Meteorite Shower occurs and is visible from our geographic area. Although the best time to view these is well after midnight, it should begin by about 9pm.  Therefore, any interested viewers are welcome to meet in the large park at 9pm.  Most meteorites are visible to the Northeast which is away from the city lights, so we should have a decent viewing.  We will try and also meet at 9pm again on Saturday (Aug. 12) and Sunday (Aug. 13).  Come and make your wishes!  There are enough shooting stars for everyone to have his or her own!

Points from the last meeting

A couple of points from the last meeting.  We found out how to get $5000 from the city per year for improvements.  We also found out that the survey for playground equipment came back in favor, so we are going to send out a ballot now so we can actually spend the money.  We do need 125 yes responses though, so do not discard your ballot.  And lastly, we have hired a new landscaper and given the existing one notice.  The new landscaper is going to replace the flowering plants in the planters and make corrections to the drip system so that they will survive.

Success!

Last night at the planning meeting for the land to the north of us, the city planning staff agreed to remove MLA (Medium Low Attached) land use from the plan and replace it with ML (Medium Low) which reduces the density from 12 dwellings per acre to 8.5 dwellings per acre. They area also going to step down the density going west from El Capitan with a row of land use at 3.5 dwelling per acre. Of the ~100 people there, only a handful preferred that the plan be pulled completely and most seemed happy with the new plan.

HowTo: Open the gate

Now that we have switched the Benchmark, the Board can see a call log.  One question I noticed is, "How do I open the gate when someone calls from there?"  The answer is that you push 9 on your phone.  Then just hang up.  The gate will open and your guest can come in.

Planning Commission Meeting Postponed??

I just heard from our HOA president, who heard from a homeowner in Elk Ridge, that the city is postponing next week's planning commission meeting to May 25th and is going to call everyone who attended last Monday's meeting. Apparently, they want to meet with a small group of homeowner's to try and come up with a plan for the 160 acres north of us that will work for us.

A small victory along the way...?

Another Issue

I'm not quite sure how this is related, if at all to the post for the low income housing project.




And here is a (big) PDF file showing the land that was sent to me by an Elk Ridge home owner.
"I thought you might find this interesting, and perhaps post this on our website, and/or e-mail to the group. It's a map of the re-zoning proposal, which is the topic of the upcoming meeting on Monday, April 4th.

As you can see, this pertains to the land directly behind us, but doesn't even address the issue of the "Affordable Housing" development, that is being proposed just to the west and north of us! So, not only do we have that to contend with in the near future, but now they also want to completely re-zone the land that had already been slated for Residential Estates (that's what our Land Use Map depicted at the time of our move in, anyway.).

GREAT MALL OF LAS VEGAS
The Triple Five Nevada Development Corporation is moving forward with plans for a regional world class mall just south of the Mountain Ridge Park (Deer Springs & Oso Blanco). Triple Five has submitted their application to the planning department and will be scheduling neighborhood meetings in late February or March 2006. The current plans include four residential towers of fifteen stories, a lifestyle center (similar to The District), an entertainment component, restaurants and retail space. This meeting is an opportunity to review the current site plan and offer comments about the project.

CENTENNIAL HILLS HOSPITAL
Residents of Centennial Hills and northwest Las Vegas will have easy access to healthcare and medical services when the approximately $100 million Centennial Hills Hospital opens its doors in spring 2007. The hospital is being built off Durango Drive and Deer Springs Roads, just behind Kohls.
The eight-story, 354,000 square feet, 171-bed hospital will offer emergency services, a women's center and Level II nursery, surgical services for both inpatient and outpatient needs, cardiology care, endoscopy services and an intensive care unit. Additionally, two medical office buildings will be located on the campus, offering primary and specialty medical care in one convenient location.
