Representatives of the BoD of the HOA and representatives from Avante are going to perform the final walk thru of the community this Friday. Email the Board using (BoD at elkridgehoa.com) if you know of issues with the common elements that Avante should address.

The board asked Avante to slurry seal the streets as part of the transition, but I don't know of any coordination with the board. As far as I know, Avante is doing the slurry seal on their own.

We definitely have some vandals in or around our community. All sorts of things have been vandalized, including landscaping, gates, & walls. If you see someone vandalizing anything, please call the police and let the owner of the property know about it. If it is community property, please let the HOA know about it so we can pursue our legal options. You can let the HOA know by utilizing our email address or notifying Taylor Association Management. This sort of thing costs everyone money.

It was brought up at the BoD meeting that the street lights behind the community were not working. We consulted with TAM who found out those lights belong to the city. TAM went ahead and called the city and got a work order placed and the city is indicating that the lights should be on by next Monday.

If you were wondering why there aren't any flowers in the planters near the entrances, the board has been waiting for the weather to cool off and we are going to have perennials planted, instead of the annuals that had been being planted in the past.

The highway bill that is supposed to fund the interchange at Horse & US95 (just NW of Durango & US95) has been signed by the President on 8/10/2005 according to congress.org. Thought it might be of interest to our community because we'll be able to get on US95 quicker.

Gibson contruction finally fixed the back gate. Apparently it was vandalized. The "Loops" had been cut.

It didn't look like the streets had been cleaned on Tuesday so I called TAM, who called the company and found out they made a mistake and swept the streets in Quarterhourse Falls II, right next to us. (If you have friends over their, tell them they are welcome.) They should be out to sweep our streets Tuesday or Wednesday of next week.

The back gate is broken again and has been since last weekend. Unfortunately, the company that warranties our gate can't get out to fix it until Tuesday Aug 16th. Taylor Association Management did call them on Monday Aug 8th. If we use someone else, it will invalidates our warranty, so, we have to wait.

I just found out a clarification on the street cleaning. For August only, it will be on the second Tuesday of the month. Starting in September, it will be the first Tuesday of the month.

The street sweeping is scheduled to start. The schedule will be the 1st Tuesday of every month sometime between 9am and 10pm.
Please remove all cars from the street during this period.

This isn't exaclty an HOA related posting, but it is community related.
Is anyone else have problems with their A/C?
I personally have the 2773 sq ft Tahoe model and I know at least 1 neighbor that is having the same problem as I am. The A/C upstairs won't cool the house down below the low 80's. I've had the A/C contractor out to my home a couple of times for the problem and the first time they freon in the compressor was low, but the second time they said the A/C was fully functioning.
Avante's rep has told me that our warranty only states that the A/C will cool the house 15 degrees below the outside temperature, which seems ridiculous, so now I have to find the warranty paperwork and verify that.

In the CC&Rs, it says:

Section 9.20 Sporting or Other Equipment: Temporary Use and Proper Storage.
Each Owner shall use the garage portion of his residence to store, or otherwise adequately screen from view of the street and other Units (as determined in the sole discretion of the Board of Directors) during periods of non-use, all portable sporting equipment and all other portable equipment. As used herein, periods of non-use shall constitute any period of time in which the equipment in question is not used for a reasonable period. In any event, all equipment mustbe stored overnight.

If you've been wondering why the front gate hasn't been working... the panel failed about a month ago, but the good news is that it should be fixed by Friday June 17th, according to our maintenance coordinator from TAM.

This blog is a place for people in the community to come get information. Such information might include the next meeting date, ongoing projects in the community, activities people are planning, etc.. Who knows, maybe if there is interest, we can do more with an Elk Ridge website.
